I was spontaneously asked to give a short presentation. I tend to be a little irritated by sitting on a stage in front of camera and so on, so please excuse this. And also I'm not the only person in this framework of Habitat Syndicate present. Habitat Syndicate was founded a bit more than 10 years ago. 10 years ago, time passes quick, but back, unaffordable for more and more people. That's why we kind of copied the structure which was already existing in Germany for decades, coming from the roots of Miethäuser Syndikat in Germany, have been former squatters because more and more squatting became more and more complicated or impossible. That's why a bunch of people in Germany, they found that this Miethäuser Syndikat, now more than like 2,500 people living in more than 100 house projects in Germany, so there it's quite elaborated. In Linz, we started 10 years ago with Habitat Syndikat to translate, to adapt it to the legal structures in Austria. So this was this kind of copy-paste thing. Basically the structure is the same than the German Mietheuser Syndikat. And like nine years ago we funded the first real house project called WilliFRED. You're gonna see it, part of you will gonna see it because tomorrow I think some events also happening there or people going there. It's in the center of Lindt. We bought it like nine years ago, more than 2.5, around 2.5 million of euros huge amount of money back then we were a group of 10 members without money so that's one thing there are existing different concepts of house projects like cohousing but in a lot of different projects you have to bring money to be part of this and as I told you nobody of us has money but we managed to buy a house and the most important background is whenever a Whenever a Habitat house project is realized, it means this special building is taken away from financial markets. Nobody owns it privately. None of the members owns this. project is realized it belongs to the idea to provide affordable places to live and also not only to have affordable rents but to self-organize it we decide everything what's happening in the house how we want to live who is joining and for the first project, really, Fred, it was especially important to us not to have this only rental living space, but also to open it to the city. As I told you, it's in the center of the city, quite center of the city. So in the basement we have different initiatives like MAIS, they turned the name to a collective. And it's a school run by people with migration background, for people with migration background for people with migration background like language courses it's a real school we have a cosmic laden for example this is a place once a week people can come bring stuff they don't need but that is good still good and usable and they can take stuff without paying so it's a non-pay shop. Then we have a basement where we are doing parties, concerts, we have a rehearsal room for bands, we have a collective, lots of collective spaces, including a sauna and so on and working spaces. To the financial part, I told you we did not have money so we had to gain money and a part of the money for the house was raised by the bank. It was sadly unavoidable. The more interesting financial part is friends, affiliates, private persons who possibly have some money at the side and decided to support it without the corner of a bank. So there is no fees to a bank and so on. So we get, we call it direct credit, direct loan, I think, or direct credit. So people who want to support us, they lend us some money for a time. And we got like 1.2 million euros in this direction. So it's really successful. In the beginning, our project groups at OR 2.5 million, it's way too much. We cannot afford. Luckily, we had the support from Germany, from the I mentioned before, Mietzweiser, Syndicat, they told us, I don't care about the money, you are a stable group, so that's the best. You have a concept, you have a building, a financial plan to realize it, so the money will come. And for us in the beginning it was like, and suddenly we realized, oh, this works. Not without purpose, I mention, because like nine years ago, we funded it, we got a lot of and this direct credit system is rotating. So whenever people want their money back, we give them back the money. But we have to search for other people who lend us some money to have this equilibrium of these direct credits and as always that's why I take the opportunity to tell you we are constantly searching for people who want to support this will if Red and habitat by the means of lending us money. Just this. Yeah, what else? Whenever a house like this is realized, nobody can sell it anymore. It would be too complex to go deeper into the structures, how we realize to manage this. So I have the right to live there as I wish, in accordance with the group. All the decisions are made in weekly planar. We have this consent method, like we don't overrule minorities. It's important for decisions in habitat projects to discuss and speak as long as every member of this group is taking part or agreeing with it at least. Sounds I think complicated. All of us, we were not raised in a society to think and act collectively. For me, it is a big learning field or opportunity and experiment to learn how to work and organize, self-organize in groups for different purposes. This is the task of our times, I would say. I think it's very important that you tell this story here because we heard already yesterday from Ushi Retta, she introduced a little bit also this building here, so it's also something very special that we can be here in this building. And the other thing, I think, in a community festival like this one is still, it's very important also to show local community initiatives and counter strategies, I would call it. and counter strategies, I would call it. So we will not always be at this crossroads, but we will find a way out of the situation that we don't really want for us, be it in living or in technology. And you apparently found a way. So I just have one question on that. It's how actually did you know how to do all of this? I mean, for me, I imagine it's quite difficult to go set out and buy a big building. How does it work? So the core crew from Willi Fred back then, around 10 persons spent one year with a lot of talking, a lot of planning, a lot of research, a lot of organization. So we had the luxury to have the time to invest, to realize such a project. It's not like easily, if you try hard, it's possible. And Habitat is just a family, but the members of this family, the first member was Willi Fred. Now we have 14 different initiatives. Not all of them have realized the project, what means to find a house, to buy a house, to live in a house, but the family is growing. That's for me very beautiful to see because it's not isolated, it's about a collective of different house projects and the more the Habitat family grows, the more support and solidarity amongst these different projects is possible. Because also too much into the detail, but we support each other in different ways. It's not just, okay, I have my house, I have my house project, I don't care about the others. Okay, we know other house projects, but we are not directly affiliated but once a year we have this big meeting gathering of all these initiatives always on different in different house projects already existing to talk about and organize the future to speak to new possible members who want to take part in this framework ja uusid võimalusi ühendajad, kes võivad selle kohtu teha. This did not change in the last 10 years when we began this project and it obviously will not change soon, sadly. So are there any questions to tell on this project? I'm interested in the numbers. So how many people live in Willifred? How many people are giving direct loans to the project? And the third thing, how many years do you estimate until basically all the money is out of the system? So until, I guess, all the loans are paid off to the bank. And then the thing is just, I don't know. That's an interesting part. We are not at this stage yet. All of us, we have to pay rent. Compared to rent around in these 10 years, now we are really cheap because we never raised the rent. The rent is used to pay back the bank loans, of course, but even though when all the loans are paid off, we will continue to pay rent as long as we live there or people live there and this money will be in future time also money for support of new projects new house projects so the more projects existing the more the easier it gets for new it's kind of a snowball effect we call it in German of a snowball effect, we call it in German, like a snowball effect, like growing, growing, like a pyramid game in a way. I would say we cannot change the rules, but we can change the game. And we tried to change the game a bit. We have to adapt to legal structures and so on. So yeah. Direct credit givers is like, I think, 200 for Willifred house project. In the house, it's quite big. It's more than 1,600 square meters. The biggest domain building has four floors and the site buildings have each two floors at the moment like 30 persons living there but not only project members because difference to investors is we when we bought the building we did not kick out those who were already living there so we have families and people who live there who are actually not part of the project not joining the planar the discussions rounds but they are living there for them there was not a lot of change except uh the rents went down when we built when we so if they are quite okay with it and for yeah um yeah thanks for your presentation. In the beginning of your presentation, you said that no one had money to start with, but then in the middle, you said that you, as a group, achieved certain stability, right? And I want to hear more about sort of what kind of stability that you have managed to achieve as a group and trusts the biggest part was to actually realize the project that we can lift and it's kind of ours not private ownership but we've done all the financial things. We could sign the contract, buy the house. And then more and more, it became kind of a routine or everyday life because whenever a project like this is realized and you don't mess around too much, then it's kind of stable. and you don't mess around too much, then it's kind of stable. We pay our rents as long as we manage to rent most of the flats and spaces. It's good. People, we have to refuse or we have to say no to a lot of people who would like to live in this building, but we don't have enough space. So is there still a question? So is there still a question? We had the big advantage that it was a makler, an immobilier, a guy who had several buildings in Linz, but when he got to know the idea, the concept, he was so interested that he was willing to give us time to get the money. Because normally if there's a building on the market, an investor comes and says, here's the money. And with the owner who gave us the time, this pre-contract, these structures where he puts it away from the market, gave us half a year to get the money. So you don't have to give a lot of money so you don't need to have hundreds of thousands of euros lying around. You can also support these projects with smaller amounts, and it's pretty easy. So you get a contract, and you get insight in all the financial parts of the organization, so you can be sure and trust them as well. So you will get all the information that you need, and it's pretty straightforward. And if really somebody is willing to do this, I could bring contracts. We have ready-made contracts in Willi Fred.
